What are Birdwatch Fix visits?

What is included, and what requires an independent service visit

To-do lists often have a wide range of the small to large, and Birdwatch Fix visits are a planned, recurring way that our members get the small stuff knocked out.

These visits are for tasks that don’t require planning or advanced support. It's the simplicity of a dependable, skilled technician and a block of dedicated time. These are ideal for the kind of home care that often falls to the bottom of the list: high ceiling lightbulbs, hanging art, loose doors and knobs, a clogged downspout, basic furniture assembly, and so forth. Members use Fix visits to keep their homes tuned up between larger service calls—small touch-ups that add up to a big feeling of control and calm.

Birdwatch Fix visits cover work that can be completed with standard tools and stocked materials, without requiring a permit, trade license, or parts run. If it can be addressed on the spot—no design choices, ordering, or specialized trades needed—it’s likely a fit for a Fix. Anything more complex or customized would be scoped as a service or project visit (which your Home Manager can support at any time).

Finally, while we’re at your home quarterly, we use the opportunity to conduct a variety of preventative maintenance checks and small touches, such as:

  • Inspect HVAC filters (replace if you have them on-site

  • Replace burned-out lightbulbs if available (interior and exterior)

  • Test and replace batteries in smoke and carbon monoxide detectors

  • Vacuum refrigerator coils (if accessible)

  • Inspect weather stripping on doors and windows

  • Clean and inspect exhaust fan covers in bathrooms

  • Sanitize the dishwasher and the garbage disposal

  • Inspect water filters (replace if provided)

  • Examine exterior hose bibs and faucets for leaks or seasonal issues

  • Inspect downspouts for proper alignment, clogs/back-up, and water ponding

  • Walk exterior perimeter to check for visible issues (loose siding, pests, drainage, obvious foundation issues)

  • Inspect grout, sealant, and caulking in wet areas

  • Check all plumbing fixtures, toilets and exposed pipes for any signs of leaks, corrosion or malfunctioning

  • Perform a visual inspection of the water heater for signs of any leaks, corrosion, or rust

  • Test garage door auto-reverse and safety mechanisms

  • Clean and sanitize outside trash and recycling cans

  • Check/inspect all smoke and CO detectors and fire extinguishers to be present and operational

  • Check GFCI outlets where required and conduct a visual review of the electrical circuit breaker panel

  • Verify that door knobs, locks, deadbolts, and hinges are working properly in every door and window
